ehl-nikiforov.jpg The town plan is developed by the Territorial Town Planning Organization in Varna and the National Centre of Territorial Development in Sofia.

It is amazing that with only one bridge (Asparuhov Bridge) joining the two parts of the town, Varna has developed to the South by itself. As a general part of the new GTP is the development of the South regions of Varna, with the building of two new bridges and another additional one. These are the regions of Konstantinovo, Zvezditsa and Borovets. These three areas will play the role of the new residential areas of Varna. They will be connected to the so-called ‘Old part’ of the town by one of the new bridges, which will go through the village of Kazashko and connect with the motorway to the capital Sofia.

There will be an expansion of the existing Asparuhov Bridge and a completely new bridge which will come from the centre of the town towards the South areas of Varna. These regions are predicted to be regions for recreation, while the North side of the lake will be used for harbours, railway and sea transport.

There are many ports on the South side of the lake provided in the GTP, such as the Port by the village of Konstantinovo, as we call it Riviera South.

And now I would like to draw your attention to the area of Konstantinovo. Our predictions are for the village to turn into a satellite quarter with 45-50 thousand of people living there. This new marginal quarter will include the existing village, the villa zones of Lazur (Azure) and Krushova Gradina (Pear Garden), Chereshova Gradina (Cherry Garden), Panorama, the existing clean industrial areas. The quarter will have a new centre (which will be positioned in the area of Golf Hills). The chosen location is the connection with the Cherno More Highway (leading to Bourgas, Turkey and Greece).

In the area of EIG’s Marina Gardens, we have the following proposition, which is at a preliminary stage. There is a possibility of building a small yacht port, for 250 yachts. There is also a residential quarter for around 25-30 houses, a hotel, shops, sports terrains.

The next proposal for a Marina is predicted for the area of EIG’s Marina Bay. This is at a stage of preliminary research, currently being carried out. The Marina may have piers for the yachts and boats, as the location is very well protected and inland. You may have your house on the coast, simply get on your yacht and sail through the Black Sea, the Bosphorus or the Danube.

And now, here is something very interesting. Between the connections of Cherno More Highway with the village of Konstantinovo, where currently there are pastures, there will be an Ethnographic village-museum where you can see houses in the characteristic style from the Bulgarian history. Here you will get to know, for just a few hours, the richness of the Bulgarian architectural heritage. A part of this village will be also for residential purposes.

The town of Varna will develop in a North-East direction as well. Those areas are Osenovo, Kranevo, Albena, Liahovo (where the project of EIG, Albena Cliffs is), etc.

The town with its surrounding municipalities of Beloslav, Devnia, Aksakovo, Avren and Balchik are actually turning into one complete system.
