Those of you who didn't attend our presentation…you missed out! I think it was very beneficial and we had lots of fun all the 2-3 days in Varna. It was as much fun for Alan and I to organize it also, despite the stress and hard work we put into it. Of course now, we feel very much satisfied, happy and proud. Thank you Alan!
I will now tell you the whole story from a point of view of an organizer. It all started on Wednesday, 25th Apr, at the Varna airport, where we collected a big group of 29 guests. I had organized for 2 girls, dressed-up in Bulgarian national costumes to offer the guests a piece of the traditional bread and honey, often used at different receptions in Bulgaria. I also got a coach to drive everyone to the Astera hotel at Golden Sands, which is among the most popular holiday resorts in the region of Varna.
Arriving at the hotel, everyone was astonished by the look of it, all lightened up by flashing signboards and illumination. Astera Hotel & Casino is centrally located in Golden Sands Resort among incredible beaches, clean sea-water and bright sun. Situated in the immediate vicinity of the beach, Astera Hotel & Casino offers an improbable and impressive panorama to the azure water of the Black Sea. The stylish interior, the contemporary architectural decisions and the accents on the colors combined with ultramodern and different design create a unique feeling of coziness and comfort. The hotel offers many facilities, as steam bath, sauna, swimming pool, fitness centre, casino, pool table, lobby bar, 3 restaurants and a night club, all for the pleasant stay of the guests. Excellent choice Alan!
The first day of the presentation, Thursday, 26th Apr. All staff was up and ready to receive the guests right before the conference hall of Astera Hotel. Alan had organized to have coffee, tea and mineral water for those who wanted to have a drink and chat before we start. Upon entering the hall everyone was given a neat company folder with an Agenda, company pen, the Managing Director's card, plain paper and a plastic pocket. Thanks to the perfect organization of Alan and professionalism of the speakers, during the Into The Future presentation, I could tell that everyone found the lecturers interesting and coming to the end all the guests' questions had their complete and consistent answers.
The speeches were very professional, held by Alan Coleman, Sales Director of Buy & Sell Bulgaria, Christopher Violaris, MD of Eurolink Investment Group, Alexander Nikolov, Director of Eurolink Build, Vasil Djulgerov, Mayor of Konstantinovo, Graham Coombe, Golf Professional and Consultant, Basil Preuveneers, client, exclusive representative of Buy & Sell Bulgaria and very good friend of the company and Antonis Kostantinidis, also client and good friend of the company.
We then moved to the Arrogance restaurant of the hotel, where Alan arranged for beautiful buffet tables, covered with all sorts of salads, meat, vegetables, bites and many more, to be eaten-up.
Followed by the delicious lunch, all the guests had an hour or so to relax before the Big Open Fire Party at Marina Hills, scheduled for the evening. I got 2 coaches waiting outside the hotel ready to take part of the staff and all guests to Marina Gardens and then transferring them to our company 4x4 WD, they went up to Marina Hills.
Of course, me and the rest of the staff of Buy & Sell Bulgaria, Eurolink Finance and Eurolink Build, were already up there, doing bits and bobs, making sure everything was covered and looking good: Iani from Eurolink Build had put-up 3 huge tents, the catering company I hired had placed the tables and chairs, and organized the block table with food and drinks, the lamb was cooking on the open fire, I had organized for a folkloric band to be playing when the guests were arriving, Petio from Eurolink Build had hired 2 chemical lavatories, Iani made 2 improvised sinks, we got our electric generator for the lights, our CD player and mineral water machines.
We made sure, even though we were under the open sky and amongst vines and fields, with no facilities whatsoever, that we didn't feel the lack of anything. Later on in the evening I had organized for a folkloric group to perform a 1 hour programme with animation where members of staff and guests also took part in the Bulgarian dances. All of a sudden a man from the village of Konstantinovo came with his horse and cart and many guests and colleagues had a ride in the area. Others were taken by Chris and the drivers to see their land. Those who felt chilly stood by the big Bon Fire with a glass of fine Bulgarian wine in their hand, watching the sun set to the West and Varna behind the Lake to the East. Unbelievable tranquility!
The second day of the presentation, Friday, 27th Apr. In the same style, speakers being Ismet Badjakov, Executive Director of Eurolink Finance and once again Chris and Alan. The surprise…we had a stand in the conference hall, covered with a cloth and a sign underneath: "Guess who is going to be your neighbour?" So guess who was in the poster…Some guests even managed to guess….GEORGE MICHAEL!!!!!! Knowing George's father personally, Chris has been on the phone with him and he will actually be buying 3000 acres of land at Marina Hills. We are all very excited of the fact and look forward to have him come in the office this summer.

During lunch, I got the errand-boy of the hotel to put 2 bottles of wine (white – Stella Maris, Cabernet Sauvingnon and red – The Argonauts, Merlot) in each room of our guests, with compliments from Eurolink Investment Group, so our guests could see the surprise when they go back to their rooms. I arranged for wine, which was made from the vines of our land in Konstantinovo and the back side labels say:
"XAIPE KAI ΠIE EY"
We bring to you, our esteemed clients, friends and partners this excellent wine that is produced with a lot of care and love from carefully selected and fully matured grapes from our vineyards on the slopes of MARINA HILLS in Varna. These hills have produced excellent wines for over 2500 years and there is historical proof to this respect. The first settlers of the bay of Varna, were Greek, descendants of Jason and the Argonauts, who knew the art of winemaking more than 3000 years ago! XAIPE KAI ΠIE EY – DRINK AND BE MERRY, is written on a stone scripture recently found very near to the grounds of MARINA HILLS! We drink to your health….NAZDRAVE!
After the afternoon break, our guests could choose either to take a drive to their land or go on a trip to Albena Cliffs. Once again I hired a coach waiting in front of the hotel and we had a fantastic excursion to Albena Cliffs and on the way back, we passed through the holiday resort Albena and had a cup of tea and some cheesecake at a charming cafeteria on the beach
Finally, we had a dressed-up evening meal at the Mon Ami restaurant of the Astera Hotel, where Michael Costello, one of our clients, made a toast to St Christopher, in answer to which Chris said: ‘This wine was water a minute ago!' :)
Everyone was happy and satisfied with their stay in Varna, which makes me and all the staff even happier. I would like to use this opportunity to thank all colleagues from Buy & Sell Bulgaria, Eurolink Finance and Eurolink Build for their hard work and efforts to make the presentation successful as it was. Great teamwork guys! Hope to organize another gathering of the kind very soon.

Hi Everyone!
For those of you that couldn't make it I thought I would give you all a brief run down of the Into The Future presentation weekend in Varna.
I must say that Chris and his team did a fantastic job of making us all feel very welcome and keep us all entertained.
We arrived at the Hotel late on Wednesday night and spent longer checking in than needed while Peter tried bribing the staff at reception for the best room in the hotel. Obviously they had a sense of humour as they gave us a standard room (still a lovely room) and our son Brad a huge room with a triple balcony at the front of the hotel, over looking the sea with a queen size bed. Even Pete's attempts at blackmail wouldn't persuade Brad to swap rooms.
The morning started with breakfast and meeting the other investors over coffee before the talks started.
Chris had arranged a number of guest speakers including the Mayor who expressed his full support for the development of the golf course and the surrounding areas and stated that it would be a great advantage to Varna and Konstantinovo. He said that Chris has his full support and went onto congratulating us in being involved with Eurolink and the development. He also stated the Marina is a state development and is expected to commence within the next 1 –2 years.
Also amongst the guest speakers was Graham Coombe who is the designer of the Golf course and announced that phase one of the Golf course is to be completed by 2010. Pete and I had the pleasure of speaking to him and his wife personally the following evening and he explained that the contract had been signed and money exchanged for the first stage and that he will be back in Varna in two weeks with his team to start taking soil samples to determine the most suitable grass seed to use for the soil type and the weather conditions.
Chris obviously had his say and confirmed that the power station is due to be decommissioned by 2009 and the old boat yard near the Old Vines and at the foot of Acropolis has been bought out by a Dutch Company who are building luxury apartments and a Marina.
We all then had a break for lunch and had a couple of hour's free time. The sensible ones went back to their rooms for a rest the not so sensible ones went to the bar (guess where we went).
At 5pm we were transported by coach to Marina Gardens and saw how the land had been clear and filled in preparation for the start of development. The road is well on its way that will take us through the forest area and finish at the Golf Course. Those of you that are familiar with the area will know that the current route to the Golf Course is through Marina Hills. The new road is being built to by pass Marina Hills to prevent a heavy flow of traffic through Marina Hills toward the Golf Course.
From Marina Gardens we were transported by Chris's ever growing fleet of four wheel drives to Marina Hills. It was a beautiful sunny evening and as we arrived at the top of the hills we saw that Chris and his team had leveled a huge area of land and had erected gazebos, set out with tables, chairs and even tablecloths. We all sat down to a lovely meal including lamb that was cooked over an open fire. As the wine flowed the dancing started to the sounds of live Bulgarian singers and dancers.
I sat back in my chair with a glass of wine and watched as another group was taken for a ride through the vines by a very eager, traditionally dressed horse and carriage. I saw everyone laughing and talking with the sun going down in the background and felt very happy and proud to be part of it all. (This isn't the wine talking, I'm actually sober at the moment)
We met for breakfast the next morning and gathered for further talks, had lunch and was then given the option of going to Albena Cliffs or offered transport to a location of our choosing or to just relax and use the hotel facilities.
The event finished with a lovely three course meal in the Hotel Restaurant. I think everyone left reassured and happy, feeling that his or her hard earned cash is in good hands.

On April 26th and 27th 2007 in the superior hotel "Astera" (Golden Sands) took place the long-expected conference of Eurolink Investment Group, named "INTO THE FUTURE". The clients and guests had the pleasure of attending one of the most significant events in the history of Eurolink, where the growth and development of the company were shown in the perspective of its future plans. The conference turned into a good occasion for our investors to meet each other and the entire Eurolink team as well, to exchange ideas and ask their questions
Among the speakers were Alan Coleman, Sales Director of Buy & Sell Bulgaria, who explained about the selection of houses, Alex Nikolov, Manager of Eurolink Build, also Graham Coombe, designer of the Royal Oakwood Golf Course and two of our good friends and investors – Basil Preuveneers and Andonis Konstantinidis who shared their own experience with Eurolink Investment Group with the audience. The Managing Director Chris Violaris stated that the company is in a hurry to start with the construction of the golf course as this is imposed by the political and economic situation in Bulgaria. He referred to the prognoses that prices of land and the costs for building are about to increase a few times in the next few years.
He reassured the investors that this has been a stable trend over the last years that actually allowed them to double or even triple the value of their investment. He also emphasized on the strategic location of Eurolink's land, situated to the South of Varna where the only suitable land left for further city expansion is. In this respect Eurolink's strategy is to guarantee all investors that this location will not become overcrowded like it happened with other briskly developing regions. On the contrary, the aim of the company is to get hold of all surrounding areas in order to prevent promiscuous building activity by other companies in the region. Thus Eurolink Investment Group intends to stick to its plans and create one extremely luxurious complex "Marina Gardens" and to preserve all the green areas around it.
On the second day of the conference the Agreement for the construction of the Royal Oakwood Golf Course was signed. Completion is estimated to happen around 2010. The Golf Course is planned to include a 27-hole open golf range, car park, clubhouse and buggy path. Attached to it there will be a Golf Academy with the same facilities and a 9-hole open golf range.
The Mayor of Konstantinovo, in which area the Golf Course will be built, also said a few words to express the municipality's full support for the project and shared his expectations for a booming development in the region, thanks to Eurolink Investment Group.
Naturally, we had plenty of time for amusement too – starting with coach rides to our most treasured locations – Marina Gardens and Albena Cliffs – then going through a spectacular open-fire party at Marina Hills and, for the sweet finish – an exquisite gala dinner at the hotel. All that was spiced up with many emotions, high-level professionalism and quality service, making it a one-time experience everyone will surely remember.

I would just like to express my personal thanks again to Chris, Alan, Lili and all of your team for the way that the ‘Into the Future’; Presentation was organised by your company at the end of April. I certainly enjoyed the few days over in Bulgaria, both the events organised by your company and the hotel facilities, as I am sure, did most of the other guests.
It re-confirmed to me your ‘vision’, drive, commitment and enthusiasm for the future development of the area around Konstantinovo and the Varna Sea Lake. It was good to meet the fellow investors, clients, golf course designers and employees outside of the normal office environment.
It was also interesting to hear different views from investors on how they view their land investment, as a plot for their own home, to develop themselves, or as a pure investment only. I may end up living in Bulgaria myself one day, you never know? I can now see it’s attractions!!
It would be good to live in a community of years gone by in England, where neighbours all knew each other and looked after each other, without fear of burglaries and crime etc.
Anyway, at the presentation, you asked for a few ideas from clients, regarding local services and facilities that they would value in an area, that they would consider moving to in Bulgaria from the UK, so I am probably thinking as an Englishman, with my possible wish list, so here it goes :-
I personally enjoy walking, so I would like to see a network of public paths / cycle tracks and access to the forest around the golf course and vicinity, this would be valued I think by dog owners as well?
English Speaking Medical Centre/Doctors/Dental Surgery, Community Centre, Football Pitch/Cricket Pitch /Tennis Courts, British Pub, Tesco Express Style Convenience Store/Supermarket selling British Food, like proper bacon! Maybe a Fish & Chips/Indian/Chinese Restaurant/Take Away.
I am not a vegetarian myself, but possibly a niche in the market for a vegetarian restaurant in the area, as this market doesn’t appear to be catered for to any great extent in Bulgaria?
May be a few ideas here for a business plan?

It was the beginning of March when Chris asked me to arrange for a presentation to be held at the end of April 2007.
So seven weeks of planning and organization, with three evenings in a hotel of my choice, and involving all of our staff (what an easy task)!!!!
You have read the articles written by other people about the presentation and the success of the event.
I would just like to thank all our clients who attended and all of our staff for playing their part. My special thanks go to Lili Gospodinova, Svetlana Mircheva, Miglena Gencheva and Diana Georgieva.

Dear Chris,
Many thanks for the hospitality shown by you, Alan, your staff and family at the recent presentation in Varna. It was our first trip to Bulgaria and as well as my wife and I being able to see our investment it was a terrific opportunity to appreciate the beauty of the country and how friendly the people are.
Until then we had relied on our son's account of work experience there last year and of course what Basil and Lisa had shown us in Email correspondence.
We have since had a meeting with Basil and Lisa with a view to a mutual arrangement for the sale/marketing of the development proposals which hopefully will bring about a realization of your vision and the investment!
